has Dual Pane Glass or Thermal insulated glass - with high rated wall, ceiling and floor insulation. One of the highest rated insulation models made.

Let me describe the RV for you....
Plenty of space
The RV has 3 large slide outs and with a proper loft above the rear room. The standing room in the rear area is still 6 feet tall – plus you have plenty of space upstairs (proper stairs not a ladder which is great for smaller children) plus you have a queen sized mattress upstairs and room for a TV and storage area.

Living Room
It has a nice big spacious living area with a comfy lounge and entertainment area with built in CD player with a Ipod connection.
Plenty of room to move around and large windows give you good light and excellent breezes in summer
Thermal insulation on the windows (dual pane glass) so warm in winter
Day night blinds on all windows
Lounge has a large storage draw underneath and a built in air bed with electric motor - up in 1 min and very comfortable for guests

The Dining area is great – it has 4 chairs and an extension table (easy to extend – just pull down and slide out – we leave it out all the time).
The table and chairs all have storage under/in them which is handy.
Large picture window is great for seeing outside and with a complete half opening is terrific in summer.

Kitchen
The kitchen is practical and workable.
The solid surface counter top as this is a luxury range RV
with sink covers make it a large prep area with a stove, oven and Microwave.
Great runners in the draws unlike other models we looked at.

Main Bedroom
The main bedroom is spacious and comfortable.
It has the glass shower area which makes the room look and feel so much bigger with a hand basin and then separate toilet area.
Queen sized bed with storage underneath super sized wardrobe at the front with step in easy access to the whole width of the camper plus under neath storage area
One of the big pluses for us was how big the storage wardrobe area at the front is. It is huge.

As well it has been plumbed ready for a washer drier
We searched all over the Internet to find the best brand for good drying as so many are not good and got the splendid brand and it was great.

Fast washing and drying and you could open it during the dry circle to check clothes or add cloth freshener sheets if you wanted.

We had it professionally installed by camping world
We brought the extended warranty on the washer drier – so you have a 3 year warranty on the machine and they will service it either in the camper or take it out – it is NOT a back to base warranty where you have to life it out yourself! The cost of this was an additional $1,400

The Rear Living Room Area
The rear room is 6 ft tall and has another comfy lounge there and we have a Sony 32 inch LCD mounted.
Makes for a great TV and all purpose room.
the sofa has a large pull out storage draw
It flips forward to give you an electric pump air mattress - up in 1 minute and super comfortable

2nd Bathroom
There is a half bathroom directly accessed from the 2nd living room which has a toilet and handbasin.
Very handy! Also has a 2nd entry door here so if you are planning to travel simply pull into the rest areas and you can get direct access to the bathroom. Very good idea for both children and parents alike as you no longer have to use the restrooms as you travel.

Loft
You have to see this to believe how clever, practical and useful this area is. You have a completely seperate easy to access area for the kids. It is safe for small chidlren as it has a preper stair case - Not a ladder and we had extra railings fitted on the banister.

Has space for a tv and DVD with all the connections for cable.
Cupboard and shelf for storage and space to ly around and play games or watch tv

This gives you all the area under neath the loft as bonus space. Where the bunkhouse usually takes this area - you now have living area.
In effect the kids get double the space - which in an RV is just terrific

We had a whole bunch of extra’s added to it:
1. Electric Awning – a great decision as it is so easy we used it all the time.
2. Electric Jacks (rear) – terrific and easy
3. Dual Pane windows or Thermal Insulated Glass – we knew we would be in the cold with this camper. I am so glad we did this as out RV was always cozy and warm and I am sure saved us a packet in propane costs
4. Wiring for 2nd Air conditioner – found we did not need to fit a second one
5. Aluminum Wheels – just because they look good.
6. Splendide Washer Drier Machine – with extended 3 year warranty to fix the unit IN the RV. this is transferable.
7. Sony 32 inch LCD TV – with extended warranty on it
8. Had some custom shelves fitted to the RV to give more usable space
9. Second battery – just in case I needed it in the cold weather.
10. Independent Hydraulic system fitted. Means you control the 3 slides independently. For example while travelling you can push out just the main living area slide for a pleasant lunch rather than pushing out all three.

PLUS we have Good Sams Extended Warranty for 3 years which is 100% transferable. So as part of the sale you will have the benefit of this warranty and it is Good Sams – so you know it is good.

Condition of the RV
Firstly this is a luxury RV so you will see and feel immediately that is has quality fittings and fixtures
It is an 2009 model so being just over 1 year it is still like new.
We do not smoke or drink and do not have pets.
You will feel like you are in a new RV

Carpet
There has a fault in the carpet so we have just had the factory pay under warranty to replace the carpet throughout the RV.
We sourced a better quality thicker pile carpet and have had it professionally covered so it will be brand new carpet for the new owners.

I can send you an electronic brochure that goes through all the features like the insulation ratings and the huge storage areas, the patented turning circles etc if you are serious about looking at the unit to buy.
With respect - you will see you are getting a lot more for your dollar with this RV that most of the ones I see advertised.

I could go on and on about this unit as we love it, but now it is time for someone else to enjoy it as much as we have.

Everything is in working order and if this is the kind of RV you want buying it now makes good sense as you can easily rent it out for $700 per month now – or if you want over the Olympics for much more as you can sleep 8 easily and the place where I have it will let you have a site there over the Olympics. I was originally going to rent it out so did all the homework on it.

thanks leExcellent Just had new carpet fitted to it (under warranty) but we upgraded it to a beautiful thick pile carpet. It looks like brand new - it is only 12 months old and has been treated with care and respect.
